What is Guaranteed Rent?

Wentworth specialise in rent guarantee (no fees, 0% commission). This is also known as fixed rent for residential properties. Our leases are made up of a minimum of 1 year to 5 years and can often be longer if the landlord requires. The landlord will have their rent in the account within 48 hours of contacting us and we can pay you ‘3 Months advance rent’.

What is guaranteed rent?

The rent is guaranteed even when the property is empty and the service provided can be tailor-made to suit your needs, including the length of the contract. We will start your rent even if a tenant does not move in.

If I let my property unfurnished, do I still need to supply and white goods?

Where the property is required unfurnished, landlord will still be required to supply the following items;

  • Fridge Freezer
  • Cooker and Oven
  • Net and Heavy Curtains
  • Window Restrictors
  • Fire Door self closer in the kitchen only
  • Mains wired smoke alarm’s interlinked
  • Any additional Health and Safety requirement to meet the Decent Home Standard

What do I need to do when I lease my property?

Simply call our leasing team who will be pleased to arrange a no obligation property valuation. We will meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

How long will the process of letting my property take?

Generally, the leasing process can be as quick as 24-48 hours from the point of the property being ready

Who is responsible for the bills and council tax?

All utility bills and council tax will be transferred to the tenants by Wentworth Estates. During the term of the contract, the tenant will be liable for all utility bills and Council Tax

How do I get paid?

All payments are made by an automated BACS system. Payment will usually take 1-2 working days to clear into your account. When you sign up, you'll have the option of getting 3 month's rent paid in advance.

Do you charge a monthly commission?

No, the rent agreed will be the rent that you receive from Wentworth Estates every month. We do not charge commission or a management fee

How do I know what rent I am getting paid?

You will be advised of this prior to signing a contact. This will also be included in the landlord’s copy of the contract.

Do I receive any form of statement for the rent that I receive?

Yes, every month/quarter you will receive a payment statement which will state the amount of rent you have received during the preceding term.

Do I have to inform my mortgage company?

You will need to check with your mortgage lender whether your mortgage terms allow you to let your property.

What documents will I require in order for me to lease my property?
