Wentworth Estates are official suppliers for providing local authorities accommodation throughout London, Luton, Essex, and Midlands (Birmingham, Manchester and surrounding areas). We can pretty much take a property anywhere in England if there is a demand all we require is the property address.

For over 25 years Wentworth have sourced, procured and managed accommodation for local authorities who in return guarantee your rental income.

What is guaranteed Rent?

Wentworth specialise in rent guarantee (no fees, 0% commission). This is also known as fixed rent for residential properties. Our leases are made up of a minimum of 1 year to 5 years and can often be longer if the landlord requires. The landlord will have their rent in the account within 48 hours of contacting us and we can pay you ‘3 Months advance rent’

How does it all work?

Wentworth Estates rent your property on a fixed rent and we provide the property to our client. Therefore Wentworth Estates will be your tenant and paying your rent reducing any risks what so ever. We pay you guaranteed rent each month whether the property is occupied or vacant, subject to terms and conditions of your contract.

Brief guide to Leasing your property to Wentworth

At Wentworth Estates we are keen to acquire good properties to meet the ‘Decent Home Standards’. Through our knowledge and experience we value an importance of a well maintained property, in the long run if property standards are met this will eliminate any future disrepair issue leaving you a complete peace of mind. Please see below our guide to leasing your property on guaranteed rent, please note we can also carry the below requirements out for you if required to do so with our tradesman.

Please ensure the following is in place:

Corporate Service and Short Lets
Your property is in a good decorative state.
The kitchen has a fire door with self-closing device.
There is a fire blanket, fire extinguisher and carbon monoxide detector in your property.
There is a mains powered smoke alarm on each floor of the property.
The bathroom has a lock which can be opened from the outside.
Each room has its own entrance, natural light and natural ventilation.
Kitchens and bathrooms do not have carpets.
Kitchens and bathrooms have enclosed light fittings.
Any pipe work for boilers is boxed in.
Each room has at least two double plug sockets.
Windows are fitted with restrictors.

Please ensure you do not:

Have any exposed glass below waist height.
Have gaps in between banister rails that compromise child safety.
Have any electrical sockets on skirting boards.
Allow for the property to be presented with overgrown gardens.
Have any trip hazards anywhere in the property.
Have a connected gas heater.
Have any internal locks on doors other than bathrooms and toilets.
Have any blocked guttering.
Leave any rubbish or building waste anywhere on the premises.
Forget to have door numbers displayed and a working doorbell.
Forget to supply all keys for windows and letter boxes (if applicable).

If I let my property unfurnished, do I still need to supply and white goods?

Where the property is required unfurnished, landlord will still be required to supply the following items;

  • Fridge Freezer
  • Cooker and Oven
  • Net and Heavy Curtains
  • Window Restrictors
  • Fire Door self closer in the kitchen only

What do I need to do when I lease my property?

Simply call our leasing team who will be pleased to arrange a no obligation property valuation. We will meet you at the property and advise you of any areas that may need addressing prior to leasing your property.

How long will the process of letting my property take?

Generally, the leasing process can be as quick as 24 hours to maximum of 7 days.

Who is responsible for the bills and council tax?

All utility bills and council tax will be transferred to the tenants by Wentworth Estates. During the term of the contract, the tenant will be liable for all utility bills and Council Tax

How do I get paid?

All payments are made by an automated BACS system. Payment will usually take 1-2 working days to clear into your account.

Do you charge a monthly commission?

No, the rent agreed will be the rent that you receive from Wentworth Estates every month. We do not charge commission or a management fee

How do I know what rent I am getting paid?

You will be advised of this prior to signing a contact. This will also be included in the landlord’s copy of the contract.

Do I receive any form of statement for the rent that I receive?

Yes, every month/quarter you will receive a payment statement which will state the amount of rent you have received during the preceding term.

Do I have to inform my mortgage company?

You will need to check with your mortgage lender whether your mortgage terms allow you to let your property.

What documents will I require in order for me to lease my property?

You will require the following documents to lease your property. Please use the following landlord checklist:

  • Copy of Council Tax Bill
  • Copy of Land Registry
  • Copy of valid Electric Certificate
  • Copy of valid Gas Safety Check
  • Copy of valid Energy performance certificate
  • Copy of building Insurance
  • X3 Full Set of Keys
